If I offered you $1,000,000 to jump out of a plane without a parachute, would you do it?
I see you’re shaking your head no.
But sometimes it pays to ask questions before deciding.
Questions like “where is the plane?”
It could have been the easiest $1,000,000 you ever made.
Especially, since the plane is sitting on the ground.
Ask questions before you make important decisions.
For example, here’s a story about my neighbor:
I was outside watering my front lawn and my neighbor stopped by and asked me how I was doing.
After a couple minutes, he asked me “how much is my home worth?”
I asked, “are you planning to move?”
He said, “no, not anytime soon, but someday I will down-size.”
I asked why he was asking?
He told me he had hired a contractor to fix a door and the contractor asked him if he thought about selling his house. The contractor told him that his house probably needed about $10,000 in cosmetic repairs and updates and he offered my neighbor a $130,000 cash to sell his house to him in it’s present “as-is” condition.
I told my neighbor, in move-in condition his house would sell for $200,000 today.
He told me he didn’t have $10,000 for repairs right now.
Then I told him the story about 2 of our neighbors that sold their homes:
Last year, a couple neighbors wanted to sell, and they wanted top dollar.
They followed the following plan.
- They asked licensed contractors to give them estimates for repairs they felt their homes needed.
- They knew with their house in move-in condition, the homes would sell fast, and they could be moved out in 60 days or sooner.
- They made a deal with the licensed contractors to do the work and the contractors would get paid at closing from the escrow company.
- They signed contracts that guaranteed payment to the Contractors after a successful sell.
- It was a win-win for both the seller and the contractors.
- The sellers profited much more than, if they tried to sell in “as-is” condition.
I told my neighbor when he was ready to sell, I would have a good plan for him too.
